     In the "design and construction package" of RCLA MARU ARCHITECTS CO., clients only has to sign papers, issue payments and conduct site visits if they wish to,  while attending the regular coordination meetings. Other than the Architect / Contractor itself, most clients assign their own Project Manager (PM) or Owner Representative that guides them on their personal  technical interpretation of the Plan and assist them in the approval of Billings.

    The common planning approach to Commercial/residential buildings places the commercial on the ground or second floor and the residential units at the upper floor. The Roof deck usually serves as the Function Room. Careful decisions has to be made for the utilities system of the building such as water, electricity, communications and fire protection. Sub-meters of water and electricity maybe done, one per unit or  one whole meter for the whole building and the billings are done by the Building Administrator internally to each unit tenant.
    In case of electricity one-sub meter per unit scheme, the application of the power maybe done by the Building owner and later transferred to the Tenant or the Tenant shall be the one to apply for its own. These are rated as Commercial Classification which is a bit higher than the Residential.
